Real Estate Intensive Seminar

Let me tell you a true story about me concerning my 2nd real estate transaction. I bought this course and I had learned enough information to be deadly. Since I am a doer, I found this house because of my marketing efforts. The lady called me and said her husband was a jerk and left her. He deeded the house to her and she was selling it. She didn't want the memories of him around so I set-up an appointment to go to the house. When I got there I could not believe how nice it was. It was a house worth about $300,000.00. I felt like I was in over my head, but I played it off. I was a new real estate investor but I knew by my phone conversation with this woman that I had a deal brewing. I told her I would give her my 3 offers (I wrote my offers on a yellow legal pad):

I would lease option her house for $205,000.00- that means I could control the property AND try to sell to someone else at a higher price of course!

I would lease-option the property for $195,000.00-that means I would lease the property from her and have a right to lease to someone else and give them a year to buy the house form me for $295,000.00

I would buy the house straight out for $185,000.00.
I was shocked and scared when she took offer #3 so quickly. I was so nervous it took me 30 minutes to write out the contract. Remember, it was my 2nd deal. She signed the contract and we had a deal. I was thinking, I am in the money for sure, Right??? Not so fast. In my contract was written: Time is of the Essence. Little did I know, that little phrase would crush me and the money I had already spent in my mind. My contract said I would close in 30 days. Well, the closing was set and then my attorney said he could not close until the day after my contract expired with the lady. I called the seller and she said it would be alright. On the day of closing, the seller could not be reached. I kept calling and calling.

Finally, she answered and said, "You did not close on time. I have the house under contract with someone else." I couldn't believe this nice woman would do this to me. I told her that I was going to take her to court and make her honor her contract with me. She hung up on me. I was in shock again, now for a different reason. I did take her to court. The judge told my attorney that Mr. Long (me) claims to be a Real Estate Investor and he should know his contracts better. After paying my attorney (a stuttering attorney like the one in the movie, My Cousin Vinny) $3,000.00 I ended up losing $3,400.00. Sounds funny huh? Not to me!!!

The moral of the story is: If you do business, you better know your stuff!

There are several other disasters I could tell you but I just wanted you to know if I had gotten an education earlier, I would have made at least $100,000.00 on the deal above.

I had only spent $500.00 on my real estate education at this point of time. I wish I had invested $20,000.00 or more and I would have made a lot of money sooner!

After that transaction, I did not have a problem spending whatever a guru was asking for his seminar.

Since then, I have made Millions and you can too! Maybe you don't want to be a millionaire. That's Okay. I'm sure you wouldn't mind an extra $5,000 to $10,000 a month.

It all depends on you!!!
